After our recent visit to the property the bath tub  looked to be worn and needed to be re finished.

We refinished all the hardwood floors and updated kitchens and baths.

The property needs some fairly standard improvements: fully updated kitchen (existing is old 1950's era metal cabinetry), refinish floors, painting, reconfiguration of the 2nd floor bathroom and moving the laundry room from the nasty 4.5' tall basement, up to the nicer 1st floor.I used zillow to find the three most recent sales, on the same block and arrived at an ARV of $85k.

I have hardwood floors in it now (thinking about refinishing them) and also thinking about putting a coin-op washer/dryer in basement for tenants to use.

Instead, what's most likely to happen is that you'll move at some point and the landlord will be stuck lining up hardwood floor repair & refinishing and sitting around not collecting anything from their asset because you didn't keep your dog's nails clipped.

I do this when refinishing hardwood floors and I'm putting three coats of oil based varnish/polyurethane on them.My partners father used to "swear" that by "blowing air" (by mouth) into an open can of paint and then closing the lid quickly (replacing the oxygen in the space in the can with carbon dioxide) prevented fungus from growing in the can (some also simply place a piece of Saran wrap over the wet paint to keep it from drying out).Gail 

We know that it needs a new roof, new drywall in a couple rooms, new electrical, new plumbing, new paint in and out, refinish hardwood floors, and new appliances.

As Ibrahim pointed out, retail buyers in Bloomfield will generally be expecting a brand new kitchen and brand new bathrooms, new or refinished flooring, a new roof, etc.

But if you are about to cover old hardwood, you should consider refinishing the hardwood.
