I am a novice when it comes to real estate investing but eager to begin learning.

What are some other things to consider from your POV  that a novice can't see yet.

They dont want to sell it to a novice who is going to get cold feet after an inspection or try to negotiate something rediculous after an inspection.

Clearly i'm a novice when it comes to all of this, hence why i'm seeking advice from people who potentially have experience with these situations.Any/All information, tips & tricks, suggestions, and advice is welcome. 

Since there are many things that can affect title tax and sheriffs auctions are not well suited for a novice investor and if someone not familiar with all of this wants to buy they should do it with the support of a lawyer who specializes in real estate because they may need that lawyer to do some follow-up work to clear up title issues after purchase. 

I am a total novice in this game, so I need to hear some harsh realities.

Dont give up hope, just remember all bubbles pop, you have every novice investor watching flip or flop and thinking its 100% guaranteed easy money, as a few fail, they never return and the market reversion to the mean occurs.

Also, what do you think would be the most effective means of building my book of business as novice commercial agent?
