Now we here in Charlotte came on scene a bit later. 2010 thru 2013 I was selling turn key in Charlotte. 2010 to 2012 we were in Atlanta.

I'm also tossing around the idea of using prefab homes with brick underpinning as another way to get into the Real Estate scene. 

As for retail scene in ES, HP was kinda like that three years ago especially on Fig.  

In twenty years we've only had one experience in which two young male tenants had a party that got out of control (40 partiers and a visit from the police - when we arrived, our tenants had fled from the scene) and in hind sight we had it coming because our tenant selection process and rental agreement was not as good then as it is now.

I’m very new to the real estate investing scene and appreciate any constructive feedback.

I myself have just formed my own REI Company and I am new to the scene so I have much to learn.

My property is blocks from campus and the bar and restaurant scene so rents are much higher and only students are willing to pay the extra money to be there.  

You mention how challenging wholesales can be, would you recommend a different avenue to enter the real estate investment scene?

The auction scene was an adventure.I dropped their service because buy and hold was my strategy.
