The fact that Philadelphia is a so called "sanctuary city" for illegal immigrants may play a part in this terrible way of just letting anyone break-in and stay wherever they choose, without consequences to them and with no regards for the taxpaying property owners. that's really lopsided. it goes beyond tenant friendly state and it actually gives people a good reason to either not be a landlord here or just abandon ship altogether ...onward to another state, imo.Kudos,Mary

I believe you can do prepaid credit cards through your bank, but that involves paying interest on your own money or something daft iirc.As for the immigration process, it doesn't take into account credit ratings or score or bad debt from your home country.However, it does take into account criminal records and drug use.

In the UK a contractual clause requiring tenants to carry renters insurance would be deemed unreasonable if it were challenged.https://www.theguardian.com/money/2012/apr/27/lett...As it says in the response it is a matter for a tenant whether or not they choose to insure their personal belongings and I consider that to be a good principle.

At the same time the US has continued to see positive net immigration levels, and those individuals are more commonly drawn to the biggest metro areas for opportunity and assembly in community (ie there are Vietnamese communities where you don't have to speak English in the SF area, but not so much in Waco, Texas).
