I do notice a difference in how people react depending on what you are wearing.That said, I have rentals that I show in street clothes and other times in my broker get up.

@Andrew Johnson my point probably got lost in translation and a typical Jay tangent.when I see deals like this I know :1. 99% of investor would react like the run Forest run folks on this post as they just are not experienced with creative deals. 2. this creates in my mind a hot lead as there is little competition.

You have to trust them to be prepared and react appropriately if a tenant says "hey...I can't make rent this month", or if a tenant moves someone else in who's not on the lease how they handle it, etc, etc.Tenant management and communication are a big part of investing, and as a landlord who self-manages just one property right now it's quite the learning experience and I think every new landlord should do it at least once; at least so they know how to hire a good PM one day.
