It is possible for a refinance of a junior position mortgage to be made, without paying off all senior position mortgages (so you can refi a second and leave the first alone).

I get customers that do a search AFTER they already won bidding and don't understand that they didn't just win a $400k house for $25k since they just bid on a HOA lien or other junior lien.

If so they should already have connections and you should be training up on a team where for example there is a senior director, director, and then you the junior broker or agent.
