Last week a very large tree fell on the home causing significant damage to the structure and forcing the tenant to be relocated temporarily while the insurance claim is processed an the property is restored.

The judge threw out the case restoring the property to the owner, despite the owner being notified. 

I'd put in 15k or so plus six months of sweat, blood, whatever it took to restore some rock solid mid century beauty.

I flip fire-damaged properties and own a restoration company which specializes in fire damage.

You should schedule an actual inspection asap, document all of the damages, sit them down and have a heart to heart conversation, giving them 14 - 30 days to restore to comparable condition or move out, otherwise you will have no option but to initiate legal actions.

To help with the smoke smell what I have used in multiple fire restoration projects is an Ozone generator.

Insurance acted quickly and had a restoration co. go in and tear out basement drywall, clean, and dry it all out.

Or maybe find a good handyman to restore what you have to working condition.
