Fire damaged property

My situation: I have a property owner for wants to sell but the property is is fire damaged to the roof and walls on one side of the house.

He wants 80k as is and based on the numbers I was given from one contractor, it'll need about 75-80k in repairs. ARV based on comps is about 200k with an area rent of $1300-$1500.

Would that be a deal to fix and flip or rent out?

but im not sure how bad the fire damage is.....

one thing you gotta keep in mind with fire damage homes, its not so much the fire but the water that the fire department put on it......could lead to a host of OTHER issues
