several issues here:  personally have sub-par credit, have found hard $ options but have had great difficulty in finding money for rehab since generally hard money won't cover rehab which leaves me with approx 25% of deals in addition to rehab to cover.Any suggestions, grants, any place I can go to get access to capital when both credit and lack of personal experience keep stopping my forward momentum?!

Are there any free resources to start with that can give great information about how properties in certain areas/zip codes are selling for, possibly Price Band, YOY, and Momentum information?

But guess what, just like everything else in life, once you have enough momentum, once you reach that critical tipping point, you are going to see the hockey style growth.  

Looking to get in the ring like you said about taking action, and hopefully I can start out with minor bumps and bruises as I look to get some momentum.

I am looking to do BRRRR deals on small multifamily properties and am looking at investing outside of the city to start, because the lower priced area offers much better cashflow to starting out.My question is : to raise the capital required for purchasing and renovating my first BRRRR and to kick start my momentum into real estate, should I get my licence and become a realtor like my father or dedicate my time to wholesaling and creating a wholesaling business.

I second Norris square as well, a lot of development momentum up North american towards Lehigh.
