Areas in Philly

Hi All,

I am looking for areas of Philly (Philadelphia county specifically) that are up and coming for a great rental. I've been looking in Kensington and Fairmount but wanted to see where other Philly investors are looking for their next opportunity as well. Thanks in advance.

Local policies are not enforcing crime after COVID. Which made some of these Up&Coming neighborhoods in Philly as @Sheryl Sitman pointed out slow down in growth. People are moving to the suburbs and outskirts where crime is lower. 

Could this change? yes, but hard to say when and youre also putting faith in local government, which I would not. 

Up and coming can be a gamble and could mean different things. IF you want a safe investment, stick to established neighborhoods. Fairmount is pretty established and has been a strong area for a long time.

If you want Rentals that are easy to fill and good tenant pool, look at ROxborough and NE phila. 

I will say, with rates and prices, many deals, if not everything on the market, just doesn't make a lot of sense. Which is why it is best to buy in established areas and focus on appreciation if you're looking to invest
