Single-family residence buy & hold investment.

Purchase price: $190,000
Cash invested: $30,000

What made you interested in investing in this type of deal?

The ability to find a good home in up and coming Mayport, Florida for under 200k

How did you find this deal and how did you negotiate it?

Only on the market for one day we offered 20k under asking and secured the deal. It was me and another buyer and because I was first to offer the seller gave me the benefit.

How did you finance this deal?

Cash

How did you add value to the deal?

Vinyl flooring and updated bathrooms were the major fixes.

What was the outcome?

Found great tenants. Very happy with it.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Worked with Momentum Realty and had a handyman of mine do most the work.
