The deal must be reviewed by the city to be allowed to move forward- currently highly overvalued market by all metrics, price to income etc - low appreciation and returns compared to emerging EU member states and US(most RE companies offer annual returns around 10% (minus high taxes) for high risk speculative investments)- extreme anti landlord legislation Basically, if you love France and want a secondary residence sure go ahead, but otherwise, given the number of attractive alternatives available at the moment, i don't see any valid reason to invest in France unless you are french and unable to invest elsewhere.

Check your local legislation to see if you have any provisions for a long-term tenancy, whereby the tenant inherits additional rights if their tenancy exceeds a given duration.Also check to see if Roomers/Boarders are afforded the same rights and obligations as tenants under local tenancy law ... until 8-10 years ago, roomers/boarders here were not covered by the Residential Tenancy Act and did not have the same rights and protections as tenants.

I understand that the best way to stay completely clear of violating the equity skimming legislation (RCW 61.34 I believe) is to not work with any owner occupied properties.

(We thought we would be able to rent the in-law to tourists, ala airbnb, but SF has shut down that option.)SF just approved legislation to allow in-law units to be legalized, but the actual process to follow through the building department has not been defined yet.
