Hyattsville is a great long-term play (three-to-five year horizon) both for cash flow and capital appreciation, in my opinion. 

With some good things on the horizon for the area, I think Scranton could be a good investment area in the coming years.

That's why I forget about any crashes, changes in property value, etc.Everybody has different goals and time horizons but if your goals are similar to mine, you might yet to similar answers.

And you can get not only your tenant roommates to sign the lease, but also the parent cosigners.But finding good deals in Lawrence might take longer than expanding your horizons.

Investing in the S&P Index 500 I would expect an average return of 11%/year over the long term horizon.    20% cash and money market : $200,000 Cash is king when we are headed into a deflationary market environment.

@Jon KlausWith no signs of anything worth buying on my immediate horizon, we will continue along with our list of small projects which have been deferred over the past couple of years due to more "immediate needs" - like replacing the aging sewer main in our 6-unit and removing the final bunch of trees damaged in our summer of 2014 hurricane {we felled eight last week}.We've also been strengthening our balance sheet this year - portfolio LTV fell below 60% in the spring and should be right around 55% at year's end - and pre-arranging access to that equity in the event we do find a 20 - 50 unit building meeting our criteria.
