On Firefox I've downloaded an add-on called "Ad Block" and I don't see ads on any webpages.

Also try to reconfigure the bathroom... if all walls are non load bearing you may be able to fit a bathroom and a hallway without mesing with exterior walls...take a tape measure, pencil and paper and try every single possible combination.... look for floor plans online... i love this webpage https://www.dimensions.com/ele... for me the minimum bathroom is 9 by 5, 5 being the bathtub

On the other hand,  you have additional expenses (office licensing fee and insurance, signs, web page, office space, secretary, etc.)If you can make as much on your own - and possibly more - then I would tell you to go for it.
