Earlier this year I started a bit of a side hustle to place ice vending machines in the parking lots of shopping centers and other open lots in Florida (Jacksonville area, specifically).

I'm going to BRRRR the property and im trying to figure out how to add value beyond the obvious like increasing bedroom count. i currently considering adding three additional bedrooms, add coin operated washer dryers with vending machine for soaps and what not, Cleaning service weekly or bi-weekly. what are some value adds or tips others have done?

I guess they expect their marketing to work like some sort of vending machine that drops pre wrapped goodies right into their hands every time they plug in a few coins and pull the lever.

Your "typical consumer" thinks you push a button, pay a fee, and get an appraisal that says what you want (since that's how it works with sodas at a vending machine, or things on amazon.com, right...?)

Low usage or low collections (same thing) comes from a number of issues:  occupancy, condition of equipment, condition of laundry room, vend prices, competition (laundromats nearby), in unit hook ups and ratio of equipment to apartments. 

Might hire another person to help with the vending machine route.
