I have always completed my renovations within 30 days, and submitted all documents quickly, however when it comes time to refinance they have absolutely NO urgency in preparing the file.

Agents serve the purpose they're there for.Again, in earlier post, written offer is part of narrative if pressed by seller on phone to create urgency to let me come to their house i.e. face to face. thats all.
