I put on one roof, two complete HVAC systems, one set of gutters, one full kitchen redo, one minor kitchen remodel (floors, counters, hardware), 4 bathroom remodels, full floors in one house, and then the requisite painting, trim, etc everywhere.

There are mushrooms growing in spots also (see photos).When looking through the windows I can see where the water is leaking from the refrigerator plumbing and looks like some of the hard wood is starting to buckle and the trim has absorbed some water.

I think it will be a good solid long term property and it is a great location for me personally (5 minutes from my house, 15 minutes from where my kids attend school, and walking distance to my favorite Mexican restaurant).I have been able to trim operating expenses over $250 per month so far and think I'll potentially be able to trim them another $200 or so per month within the next month or so.

It's again, only my opinion, but I think I'd try to strip the handrail and see if I could stain it to match the stairs and then paint out the spindles and base your trim color (white I'm assuming ).

A lot of new drywall, plumbing, electrical, sub floors were added/replaced to kitchen, new windows, siding/gutters/fascia/soffits, flooring (much of home had original hardwood), plus all the visuals you see on photos (cabinets, granite, trim, etc).
