My understanding is that interest income derived "in the ordinary course of a trade or business" is considered business income and is subject to SE tax.

I would be careful forming a specific list per se.... things will happen that are not normal "wear and tear" that the tenant should be responsible for and if its not on the "list" you are stuck... the list will need to continue to evolve.Keeping it relatively vague keeps your option open.

I'm thinking that something that cash flows $100 - $200 should be just fine, since I can refinance later at a lower rate, and move all that extra interest to the profit column.Let me know if you see any issues with the approach above or if I'm being too hopeful.Thanks again,Andres@Andrés Aguilar There is no issue with your approach per se, but realize that it will cost you $3,000+ to do that refi.

While I do not think dressers per se are important, I think a well stocked closet with hangers and some sort of cubes/organizers in the closet can likely do the trick as well.
