It's one thing if you want to screw over someone , steal $10K and disappear into thin air.

Engage Interested Parties: Follow up with interested parties and applicants who have disappeared.

I left out the most important thing - NEVER overpay a deposit for work not yet completed, that money and person/s sometimes have a way of disappearing in certain situations like that. 

The threat of a lawsuit can be minimized thru your commercial property insurance.

Just last month, 10k POOF gone, one of my guys disappeared.

I can see where a lot of supply would temporarily disappear if they rent instead of sell ... still a motivated seller, so those units are likely to hit the market in the future.  

Most threats of lawsuits are just that, threats.
