and that's just gas.On the flip side, you can hire a K&B superintendent for probably less than a $100K/year, get him his GC license, and he can manage 100+ home tracts and get dozens of homes completed every month.

Typically they help the developer hire the final GC and/or subs, and often provide an owner rep onsite to work with and backcheck the GCs superintendent depending on the sized of the project etc.

I’ve been working in heavy civil and Marine construction my whole career, 16 years mostly as a superintendent and project manager, and did residential framing with my dad growing up, and recently bought my first home and did some rehab to that including managing some residential subs, My parents were framing subcontractors but held their gc license.
