For SFH, the tenants should be in charge of mowing the lawn and shoveling snow.

As they say I'll do what works for me and you do what works for you.Good luck to you, ya know part of the problem lies in government regulation regarding land use and what it cost to get a site shovel ready .. permits etc etc. when U have these uber high costs and or shortage of land ( man made) it creates scarcity and with that you have more butts than seats to put them into so prices / rents rise as a result.

Great flashlights and extra batteries that fit, super long extender ladder, korkers/or other brands over shoe to go over your steel toe boots, GFCI tester, moisture meter, a dog nose, an extender mirror, shovel to check foundation moisture, respirator as some properties have gross smells or chemical exposure, regular retractable tape measure forget the laser one, 5 gallon bucket, zip lock baggies, brown paper bags, putty knife, variety of screw drivers,Are you checking basements?

I'm not an expert yet, but my understanding is that you can either shovel the driveway/cut grass yourself, hire someone to do it, or have the tenants do it themselves (perhaps give them a slight discount on rent if they choose that option).
