I love it.Initial things to consider - Real Estate is a tangible investment versus stocks, which aren't. 

The short answer is 'no.'

To make a long story short, I have always been interested in real estate, but I'm very unsure as to where to start.

I have no investment experience, only stock market and IRA’s, but I hope to learn a lot from professionals on this forum.

The more you can make your screening objective than subjective the easier and more successful everything will be. long story short, I called her previous landlord to check her rental history and I was told that this applicant steal a package that wasn't hers and she denied it  even they had proof of her stealing it on the security camera other than that she paid on time every month

I tell people to start by picking a strategy (OOS long term, OOS short term rental, fix and flip, etc) THEN pick a market and submarket THEN look for good tools/people, doing it any other order tends to be an exercise in futility. 

Leverage - someone mentioned Real Estate doesn't beat stock market returns and while that might be true in absolute terms, it's definitely beat the market when you consider leverage.

Bridge Loans are short-term (usually around 12 months) at a higher rate and fee to get a borrower from one point to another.

There aren't many "short-term, get rich quick" type investment options in SoCal today. 

It might cause me financial harm as I have to sell more stocks and might pay short term capital gains vs long term capital gains.
