Next piece of advice is shop this deal around with someone through the forums or local real estate groups (google for your area). 

Just have two small rooms to finish, grout and cut tile pieces for edges.  

@Will Jones, we are in the process of putting an offer on a piece of land in where we will build a building for one of my businesses and then lease out the rest of the space.  

One piece of advice I often repeat is that the goal of diversification is to reduce or eliminate any single point of failure.  

Look at other rentals in the area and see not only how they are advertising or promoting online but also the inside and outside of the rental so you can create a similar environment to try to replicate the same results.

One can write a lot on a piece of paper and tenants will sign it - and then promptly forget about all of it and misplace their copy.

They know that a STR brings more $$$ than a LTR would so they want a piece of that pie.

I thought I had reason to believe that was a credible piece of information, but I didn't hear it myself. 

If you haven't been logging your past trips, you can piece together the info from your calendar, etc. 

That would be a situation where you have a joint brokerage account with a family member(brotheror sister, etc) or for example you own a piece of real estate with another party.
