Thanks for the quick feedback,Refinancing would save about 60k over the life of the new loan compared to the old load with the PMI, I also spoke with my current lender and there isn't much they can help with as far as the current loan other then refinancing, there rate seems high compared to a few others i talked too, so i will definitely shop around a bit. my next question i guess would pertain to these seemingly scam like letters i get and ads that pop up that go something like " under president obama you can refinance out of your current loan and cost you nothing if you owe less than 679,000" obviously nothing is free but are there programs like this?

When I am seeking lenders that hold their own paper I (1) go to the local REIA and find out who partners and lends privately, but that will take some time building relationships (2) go to smaller more localized banks, not mortgage lenders or brokers as they by definition are selling their loans.I have also found that if you go to banks in smaller markets outside of the metro, where there is only one or two offices that you often deal directly with the bank president and can make some great loans and connections.And I just posted this on another question - but go to local REIA meetings, meetups and the like, talk to people, vendors and build relationships and you will be able to get some great referrals - just like here at BP, only live and face to face - I think there is even a live BP meeting in Waldo this week?

They emailed to me and the Board president, saying that everything's under control, they spoke to the plumber and made sure he is aware to stop all work and call them when he knows what's going on.

(I've only just become aware of his clout/non-clout around the corridors of power).It came to my attention that he believes that January 1, 2018 is going to be the day that the next phase of their plan will be put into motion, and (from what I've read) he reckons there's nothing the President can do to stop Countries from diversifying away from the US dollar (into Distributed Ledger Technology).What say then the USA about their strategy of "quantitative easing", if that happens?

the other thing if its  a owner occ type loan there could be mortgage insurance.. and most banks sell their owner occ loans anyway.. now if your doing what @Levi T. talked about and going after commercial assets.. this was possible years back.my personal banker was in charge of their OREO and I got the list every week.. and bought a few subdivisioins from them they took back .. but this is small commercial bank where I knew the owners of the bank personally IE president and head credit officer.. and my banker is in charge of all the loan officers... and has banked me 24 years.. so yes its who you know.bigger multi billion dollar banks doing owner occ you can pretty much foregeta bout buying those in todays market.they want as stated to establish if they get a mortgage insurance claim and or they want to maximize profits.. there is simply not as much hangover inventory.. and or they will then sell off notes..
