I understand the pros and cons of both so no real immediate preference.

Purley asset-based lenders are most likely going to be hard money lenders whose rates are typically going to be much higher.

Selling gets a tax free gain and allows you to be more liquid; keeping it allows you to have once in a lifetime cheap debt and have that leverage on an appreciating asset.

I'm just not seeing any strategy that can offset to any significant degree, the depreciating nature of either asset.
