If you are taking possession next week, who are they paying June's rent to? 

Need to take them to court to gain possession and recuperate funds invested into the transaction thus far.Please let me know who you suggest!

I feel I am a good tenant; I always pay on time with "post dated checks" already in his possession.

if you fail on a mortgage in your own name then its just you and the bank plus in todays lending environment you most likely are not 120% Levered.. it gets even worse if you have sold the sub 2 on a wrap to a glorified tenant and now they have possession they have title and they are squatting.. risk all goes away if you simply have the reserves to pay off the underlying loan in cash then deal with the situation..

Take anything that is possessive and replace with "the hot tub" and "the fully equipped kitchen. 

This will drag out the process to get possession.
