I make no claim at being a tax lien expert, but most of the time anything that makes it to OTC is so picked over it is nothing you want or could get much if any value out of if you had to foreclose.

When I have inherited tenants, I have been most successful when I have provided longer non-renewal notices, like 60-90 days, and offered to assist with moving costs.

If you are open to non-traditional methods of financing, you could use a debt service loan to bypass that requirement.

In my experience that's not actually the case at least in legitimate evictions for non-payment of rent or breach of another part of the lease.  

Non pay of prop tax's non pay of insurance  Waste, etc. 

And yet every retirement expert tells you to sink every dollar you can afford in to these accounts. 

Being a 20 year mortgage expert and real estate investment veteran, we used our mortgage company to secure below market financing.

And, the breakup fee is a non-starter.
