The high net worth individuals (aka the smart money) have and are investing overseas en masse.

We look at the entire market everyday in a mass analysis and find many deals and I'm guessing more than what comes around "off-market".

And it's worked for generations and the wealthy for a very long time because mutual insurance companies understand the human lifecycle quite well (law of large numbers), they're well regulated, make safe and sound investments and in several cases have paid out dividends consecutively for over 150 years (Mass Mutual, Lafayette Life, etc).

You have to consider congested traffic, parking can expand into neighborhoods, church bells, weddings, funerals, Sunday mass or other religious Holidays.
