The key is setting very clear standards in your lease, performing yourself, enforcing the lease and METICULOUS tenant screening.

I have a meticulous screening process and have really good tenants who take care of my properties.First and foremost in big bold letters because it's super important- YOU MUST TREAT ALL APPLICANTS THE SAME SO THAT YOU DON'T HAVE A FAIR HOUSING ISSUE. 

I'd recommend just having a realllly meticulous inspector to catch all these concerns.

Each PHA operates a little differently so it's helpful to learn how yours does.Advertise on GoSection8.com (it's the only place I advertise), screen meticulously like normal (if you're not doing a Home Visit as the final part of your screening process, I'd recommend adding it to your process for all tenants. 

A first year attorney can easily pierce a veil without meticulous record and bookkeeping.  

I screen meticulously (I would if I had market tenants too) but in doing so have been able to find wonderful tenants. 

Lastly, be meticulous with your documents, buy a filing cabinet if you need to, but keep everything organized so that you can references it for whatever reason.Hope this helps.

You can get great tenants in this segment but you have to screen meticulously.  

She tried to do the Zillow rental app online and it wouldn't work because of her Canadian addresses so she took the time to write the whole thing up on a word doc and I have called her Canadian landlords who all say she is a one of a kind all star renter who takes meticulous care of her places.
