I'm now evaluating it as a cost/benefit issue, and the costs are beginning to outweigh the benefits.2) Is it worth it to fix up the condo and be a landlord, all the while being a full-time English teacher AND dealing with a shifty HOA president who is rather passive and hands off, and who could possibly be lying and/or embezzling?

Reliance on MIAs is a daily occurrence, which I think belies your argument that identifying defects is rare.I would appreciate it if you can tell me how you can tell by reading a deed if it's a forgery or if the grantor was incompetent at the time of signing?

I saw the updated photos on Mid South's website, and I agree it looks much improved from the listing photos, while not being over-rehabbed for its area.On an unrelated note, I'd be lying if I said that the prospect of BBQ ribs in Memphis played no part in my interest in this deal.
