I'm an exceptionally fast learner and have at least average coordination, so I love the idea of learning to do as many things as possible myself.If I wanted to be equipped for the widest variety of DIY tasks as inexpensively as possible, what tools should I buy first?

I am a Registered Nurse and my husband is a small business owner who does HVAC, Plumbing and Landscaping Irrigation. We are interested in real-estate investment and are trying to build our knowledge base.

I've been watching real estate videos going to seminars and reading books but now it's time to get started and I'm completely stuck I want to start wholesaling then eventually rehabbing but do not know where to start and how to break down a deal I'm more of a hands on learner I would be willing to offer a 50/50 split on commission on my first deal for someone to just walk me through it never have to meet up just phone calls or inbox messages I understand time is money and we can negotiate that 50/50 I'm more about the knowledge then money at this point.

I feel like I have a good grasp on things being a fast learner and avid researcher but that cannot be substituted for REAL EXPERIENCE. 

Im more of a visual learner and can understand things better with videos.
