You're looking at simple rate arb as an investment, not looking at the whole thing holistically.

Your costs seems sound but you cannot just valuate your returns with $/sf like that, you have to valuate the property holistically comparing neighborhood, bed/bath counts, age of home. 

Investors that do well approach the investment very holistically and are goal oriented.

But advise looking holistically at the tenants employment, rental history, credit and background.

Considering cost, crime and chance of vandalism, schools and property tax rates, rent to cost ratio, and value forecasting, there's so many variables that it was hard for us to have enough holistic knowledge to make an educated guess.
