I typically put up curtain rods and curtains from Goodwill.

Logan: If 700 is his ceiling, I would still take him there in a couple of steps ... builds lots of goodwill.

The kids definitely do love it, and the tenants commented on it this evening, so I think it was worth the $30 "capital investment" for the lights and a little electricity for the "goodwill" you create and making it an enjoyable place to live..

Otherwise pretty much the standard, cut down on restaurants (dollar menu), old car (liability ins. only saves a ton), Goodwill clothes, now living in one of my rentals.

@Scott C. if it were me honestly, i would probably just eat that cost as he won't have the money and more importantly it will win you some goodwill with him.

A goodwill letter on the student loans is worth writting, your basically writting to the lender saying you made a mistake in the past, but have been current for 4 years, and now those late payments from 4 years ago are hurting your credit and your ability to buy a house, and ask that they remove those late payments from your credit report as a good customer.

He didn't have any credit to secure a phone line at Verizon, so I stepped in and used my credit to do that for him, out of good will. 

There may be a trade off between lower lease prices for a restaurant that gives you a lot of good will in a town that helps with permits, filling other spaces, and future acquisitions.
