If all you are doing is watching YouTube videos, you don't know as much as you think.

- Are there any resources / you tube vidoes/ or additional BP Videos I should be looking at- If anyone is so kind, would anyone be able to give me a tutoring lesson for any hour, and if so, I am willing to throw a little money for their time.

Its a scare tactic and she is trying to bully you into letting her get away with this BS.You need to screen WAY better and/or hir e PM for future tenants. 

@Matthew Drouin I haven't even dreamed of doing what I'm talking about but research the subject I've been brought to various YouTube video offer case studies & case analysis which would have me to believe deals can be done by lone individuals without any capital of their own being spent.

Oh, I'm pretty decent at video editing - just thought I'd throw this out there in case anyone needs simple video editing services.

When is the last time you did a walk-thru (highly recommend taking a video!)?

Florida should be busy currently with people staying in the Winter to get away from the cold & snow. 

But I find from personal experience and from my buyers' Airbnb experience that it's a bit of a hassle trying to get guests to rebook at the new listing.I don't know how strict Joshue Tree is at enforcement, but in Denver and Colorado Springs here, you could probably get away with an STR listing for three months without the license.

Hey @Chi Lo - I actually have a video on my YouTube page about this (lookup ClosedByMo on YouTube).Regarding walls being damp and waterproofed, it means there needs to be waterproofing on the basement retainer walls (this is something you can do post-construction and the contractors would need to dig around the house exposing the basement/foundation to apply the waterproofing). 

Uploaded some build series videos for now, but will have some videos up soon discussing how to GC builds and general investment strategy.
