Where is it leaking, roof composition, pitch, etc? 

Do we pull into a gas station and the attendant asks us what is fair?

Often the PM company has in house technicians who can complete work order requests for far less and in less time than the property owner who has to call the local plumber to resolve a leaking sink.

I had a tenant (not S8) that thought it was OK to let the faucet leak and run across the basement floor.  

We have a small rental property that had a tub drain leak causing extensive damage to the floor/subfloor.

Windows should operate properlyIf other appliances don't work well, if there are slow drains, if you have leaks, faulty outlets, etc - this is what you will keep running back to the house to fix.If you have lived there for some time, take a piece of paper and write down some of the things that really bothered you while living there.

For retail investors I would be more worried about what the sponsor does vs who they are raising from - when I see a fund start branching out and doing something not in their strike zone whether it’s crypto, oil and gas, MF, debt and mobile home parks etc that to me is a red flag - especially if they are also spending their time traveling the Public Relations circuit selling mentorship’s vs managing assets.One last thing to add, I know iof someone who had one investor for 25 million.

Tankless WH cost has dropped significantly, they tend to last longer and are less prone to leaks but the initial switch might require upgrading the gas line with potential higher installation price tag.

House was 17 years old all brick rnach house with Andersen windows, solid hardwood floors, gas heat, ceramic tile baths and a new 6 month old roof. 

This year we had a heat pump cleaning, testing refrigerant charge (didn't need any added) and a capacitor replacement, bill was $157.05, factor I consider are the age of the existing unit, if it needed a charge, potential leak, cost of refrigerant (over the years there have been many varients of the type of refrigerant).
