One comp and an off-market offer as a means of determining price is just embarrassing. 

In summation, we were taught that if you're not embarrassed by your first offer, it's too high.

Because as the poor become more and more impoverished, they tend to forget they're temporarily embarrassed millionaires and realize they're POOR, and their behavior becomes unpredictable.

OK, it's a little embarrassing that I'm recommending these two books because I have to admit that I only purchased the first one -- I can't remember which I purchased first -- because the title caught my eye and then the other book was recommended because I liked the first.They are:Unfu*k Yourself by Gary John Bishop -- Helps get over all the things that are holding you back.The Subtle Art of Not Giving a F*ck by Mark Manson -- Love it because he hates the whole "just be positive" advice.Now, while their not well written, if you want a couple of real estate books that have changed my life, I like:Fire Yourself by Brian Ellwood.

To be entirely honest, I’m a bit embarrassed to say that before watching I had no idea about the main topic (something called beta). 

I think it's embarrassing to be a landlord and not provide appliances, but maybe it's just me.

You have to remember that most preforeclosures have either fixed it or are embarrassed to admit they are in arrears.
