They did have an extra step to make sure that you were the owner of the property, but otherwise it was not bad at all. 

Central A/C is damaged beyond repair and needed to be replaced, which can't be done economically or with coopperation of the HOA and other neiighboring owners.

Being owner occupied means getting the lowest interest rate, and a conventional or fha loan. 

The previous owners turned in into a single family home.
