One challenge was managing the renovation timeline while coordinating with multiple contractors.

Might coat you $500 or more for a hour but will save you a $15k bill from a contractor who simply sees a easy way to make money off off you! 

It was a flip sold by another local agent, didn't need inspection due to my husband and biz partner being a contractor, negotiated price down.

I have been struggling finding fair priced reliable contractors in my area.

Licensed contractors supply materials and subsequently warranties.Also how would a flipper comply with assembly bill 968 if they supply materials? 

Have been talking about getting into real estate investing for the last 2-3 years and finally pulled the trigger on a 3 unit house hack in Soulard that will be closing later this month and will be self-managing the property.I'm trying to network a bit with other investors, build a solid team of contractors / handymen, and set my systems up in way to scale, but also so my tenants have a good experience.
