I heard people have had success setting up divided rooms with desks, chairs, etc. to rent out as pseudo office space.

But then, via that, location etc. is controlled through "approved vendor" of such which was the real estate leg.

They won't do the leg work. 

Those same people are now left with their tail between their legs as not only are they not getting 18% they are losing 50-100% and will take a close to a decade to recover those funds.
