She now has a boyfriend who has a teenager child and she wants them to move in with her. 

I am getting into real estate with my boyfriend and we are primarily focused on multi unit rentals in the Dayton area!

Was a case where the original owner died, her daughter that was also on deed died within months and the 3rd person on title, the boyfriend ended up with it by default.  

I have spoken to a few lenders and I just got off the phone with a lender who said that I wouldn't be able to refinance my property as a primary resident after he found out I live in Texas and started a job here (currently living with my boyfriend who is paying rent here, i am not on the lease).

My longtime boyfriend and I are looking to buy singlefamilies with good potential for sweat equity in the area, although we're also considering other cities such as Indianapolis. 

Nobody can pass the buck, everyone's responsible and accountable, and I'm not overlooking a child that's a nuisance to society and will wreck my asset.It's difficult to enforce tag-along boyfriends/girlfriends, family, 'babysitters' etc. 

My boyfriend and I want to become real estate investors. 

It coincidentally happened that the boyfriend of the friend I'm staying with is interested in real estate investing too!

Anytime during the year I have had to interact with them it has been her mom and mom's boyfriend there. 

 My boyfriend and I just closed on our condo and are now looking to purchase property purely as investments.
