Amend numbers accordingly, but I will say, typically, if your goal is scaling and growing your net worth and deal size, you can't be buying turnkey rentals (if you are).

@Rob K. response seems very good, but I want to add that one of the two proposed prop 13 amendment initiatives (prop 19) eliminates the Prop 13 tax bases transferring to children and grandchildren if the unit is not the primary residence (I.e. rentals and vacation/second homes).

@Randall E Collins One way around the assignment is merely draft an amendment to the original contract with the agent stating "Buyer and Seller agree that XYZ (your end buyer) is the buyer" (or word it how you all agree) BUT have an email with the end buyer and the closing company stating what your fee is first to secure your fee.
