-15 Mobile homes all on individual lots and fully rented- Sewer/Water by the city and metered to the tenant- Rent for $450 each- Average lots in the area rent for $175 and homes this size $475- All 15 homes are located on the same road next to one another- 2.3 miles to walmart and city population of 61kQuestion:  Since these aren't in a "park" would you still value them the same way?

Specialized skill in solving unique problems will set you apart from the run of the mill investment strategies and formulas.This a people business and a problem solving business, not a "real estate supermarket" where you merely pluck properties of the shelf looking for the lowest prices, highest yields, and comparison shop like going to Walmart or Costco.My personal preference after 20+ years of investing is that I would much rather drive a 2-3 hr radius digging deep for opportunity than hopping on a plane for 3 hrs one way, spending a week in a hotel and buying off the shelf.

I find it’s a decent rental market due to a lot of younger people/families coming to the area for jobs/school.Another big thing is due to all of the commercial industry (the entire Meijer/Walmart plaza is considered Auburn Hills) in Auburn Hills, the city has a lot of tax revenue coming in which you see in how they try and keep it pretty well maintained.
