A little back ground he has a movie theater there in the shopping center and I have a feeling he thinks it will degrade the center?

PS one of my very short stints was attempting to sell dental equipment door to door.. you know high speed drills low speed and delivery systems and chairs and lights etc.. sit down dentistry was just starting to take off.. turned out Dentist before that had a huge problem with back aches.I worked with a start up called healthkit.. they had a delivery system way ahead of its time.. it was all numatic and was used in the military because the holder of the drills was solid aluminum block 2 X 2 X 6  with no moving parts.. unlike in those days the ones that looked like something out of a sci fi movie and would break all the time.. but of course ours was the most expensive and well .. being that and being the industry was very difficult to sell.

@Evan Bellingar  real estate tends to go in 10 year cycles 5 is a little tight.but no one save a few ( watch movie big short) really saw the 08 melt down coming or thought it would be such a global disaster as it was....Were ORegon got hurt the most was in Construction... in from 1992 to 2007 there were an average of 12,000 doors being built in the metro area. that slowed in 08 and by 09 there was a grand total of 700 permits pulled... construction financing had froze .. and a great many in the trades went bankrupt lost their homes and are just now pulling out..

Example you need food to live but do not need to go out to eat or go to movie theater if money is not there.Have you thought of sitting a subdivision for a home builder?

HEB, Cinemark movie theatre, restaurants, retail, close to downtown, I-37 & I-10 access, St.

Near parks, restaurants, lakes, public beach, farmers market, luxury movie theatre, and shopping.

For me, real estate is a lot like the movie Braveheart.

We have a budget for $100 for eating out - we only eat out fancy once a month (Ted's type fancy, not Ruth Chris) and we don't binge on TV or movies, etc.As far as the rentals go, we have bought well by buying properties that are on transportation lines in up and coming areas that are in the process of revitalizing.  

Well if I had unlimited VA's I would have them start typing on unlimited keyboards until one of them wrote the worlds best screenplay or book, which I would then have published and sell the movie and toy rights :)
