What are the biggest pain points you've encountered when trying to find distressed or off-market properties?

I think that they were just having a lot of growing pains last year, but they have ramped up and fine-tuned their customer service a ton. 

Switching software can be painful.

If a lender isn’t responsive during the initial stages, I’ve learned that’s a strong indicator that it’ll be a painful process all the way to closing.

These are people who feel pain in you know where when they see wholesaler walking off with $10K is assigning fee.

She's going to be a pain in your *** if you go under contract for her.

So I guess we just stay in our own Lanes :)  AS it comes to owning rental property we for sure dont see eye to eye on that and we could never work hand in hand with rentals.. we tried one STR and sold it within 60 days Pain in the butt those are..

Cash-out refinance: this is a little painful with current interest rates3.

Also, depending on the area, codes and historic have been a big pain especially since the new city administration has put a much higher % inspection requirements for "cosmetic rehabs".I've been able to turn majority of the units in the last 3 years.
