I thought I knew something about real estate, but it took a minute to really grasp cap rates and certain asset management concepts.In my experience, immersion is the best way to learn.

I can put you in contact with our owner who deals specifically with investors and has a firm grasp of the area. 

That is something I still haven’t grasped.

Jeremy,I think in a few weeks to a month we will have a better grasp on where the market is headed.

Now the last piece for me before I feel confident making offers is getting a grasp on a potentials deal's rehab needs (the rehab part is my big blind spot as an investor).I've put together a list of about 10-12 contractors to initially contact in the area, but I feel a bit hazy on the bid process, and how often you can ask contractors to look at houses and give you an estimate on repairs.

My biggest problem is since i'm not there I'm wondering how do most people investing from out of state get a good grasp on the scope of work?

Once I get a good grasp of flipping, I will like to give back to others on my experience. 

I really believe and have a pretty good grasp on the philosophy behind investing, especially in real estate.

I think I grasp the concept, but I have so many questions!

I look forward to asking a ton of questions and hopefully helping answer some as I get a solid grasp on the different tactics and techniques I’ll be using to buy and rent houses.
