So you have a "lease agreement" where no money has changed hands, no delivery was made, and no costs were incurred...No judge will enforce that, best to move on.

You should have no trouble having the buyer getting a conventional loan, especially if it hasn't been moved except for delivery.

Buyers consistently received bad service from selling agent such as late communication, late delivery of required documents such as lease agreements required for loan/bank (2 weeks late for 2 of the 3 lease agreements with no tenant/owner signature and haven't received 3rd lease agreement) as well as selling agent did not give notification to 2 of the 3 tenants for loan appraisal so appraiser had to come twice to property, all to which has delayed buyer's loan.

You can look into other ways to accept online payments and talk to the tenants about using a different service that is more efficient.Talk to the tenant and calmly and professionally tell them the expectations: That the rent will be in your hands by whatever date, regardless of their delivery method.
