Not impressed with other large institutional managers who are very light with boots on the ground and in many ways have the attidude they are assisting you in managing the property, not managing it for you.

The newest outdoor is still advertising 1st month free as they haven't filled up, and I spoke with the climate controlled owner/builder yesterday (he's a pretty big REI in the area), and he made it sound like he hadn't leased a single climate controlled unit since they opened a few weeks ago.I recently purchased a 140x45 warehouse with low ceilings and had debated doing self storage, but my market seems very saturated.

Mainly my sister is the main admin and we hire a facility manager for reach house.

Feel confident turning over management.

Then you can self-manage and learn all about tenants, contractors, etc. 

Percentage based management is not logical and is a way for a property manager to offset the $60/month they make on the $600/month rentals and that's where all the work is!
