One option is to invest in real estate alongside your IRA or solo 401k (if you qualify for a solo 401k).

So the sponsor participates in the 70% along side of the private investors according to how much of the down payment they participate in plus the sponsor gets the remaining 30%.Many of the structures are more complicated than this with a priority of how cash flows are distributed but I kept it simple here.

I have only invested in one crowd funding platform, and in that case the managers are also the sellers, and they make their money alongside the investors from buy and hold rental properties.  

Also how to look for upsides. 15 lot park is not huge and may be harder to find someone you trust to manage it unless you had more properties/doors in the area you could have someone manage alongside this park.

We are now older and wiser and have an experienced investor mentoring us, who will be walking along side of us helping with our flip.

Should I just let this slide and wait until I'm ready to make offers or should I reach out to other wholesalers in an effort to work alongside them for experience?

I guess I like controlling the material cost myself, that way I can pick the quality that goes in depending on whether it's a flip or a rental.I'm also more hands on the projects also, I'm there on a daily basis and usually do some work myself alongside them.
