So without my knowledge, I bought a turnkey property with a tenant that wasn't paying (never paid), I had to evict them (pay for the eviction), I had to pay for the turnover cost which was thousands of dollars, and I've been lied to by at least the property manager that came with property within 2 months of signing on the property (August).So I got everything fixed, the PM wanted to get the property rent ready.

Their whole product is dreadful, the UX sucks on mobile and on an actual computer, and honestly the only thing they were ever good for was the electronic signing of documents and no one NEEDS them for that.

Give it a solid 2 weeks before you sign up for anything or pay anyone any money. 

If the LLC signed the contract, and you buy the LLC to not have to record the real estate value, you are also taking on the liabilities of that LLC.  

Have they signed the lease by that time?? 

I did sign up with a mentoring outfit but just feel like I'm putting myself more in debt. 

Assume you co-sign and your partner loses the proceeds of the loan in Vegas. 

I have total access to mls, tax records, signing software, contracts, etc.

There are signs that should be posted to lessen your liability.

We can also charge another 10% increase until the occupant supplies their ID and income proof and signs a lease addendum.The smoking issue is a different story.
