Some quick facts:- We live in Manhattan and looking to buy our first property (Currently pay about 2.5k a month rent, but it's time to leave and make the next jump)- Looking at a property in Union City NJ (About 650k) - Monthly payment all in (Mortgage/Taxes,etc.) look to be around 4.2k (5% Down, HomePossible Loan) - 3 Family property in great condition (2 x 3bed1ba Units will be rented around $1700, while we plan to live in the basement unit). 

In Manhattan Beach it cost us just over $20,000. 

When I became a Real Estate Agent in Manhattan my boss said to me that I will only succeed if I know how to "think outside the box."

Same thing happened in lower Manhattan after 9/11.

Similarly, an area like Hoboken, NJ experienced similar boosts as an upcoming area that is accessible to Manhattan via a quick PATH ride!

But the cash flow is there at around 4-6% net, even for Manhattan condos.

Now, I realize I don't live on Manhattan or in San Francisco.

Maybe it is because of where I live, how I was raised or who I interact with or a combination, but I will continue to open doors for the ladies.Note: This comes from a guy who uses a razor from the 1960s, listens to Jazz, serves in the military, drinks Manhattans and eats home cooked meals most nights…I guess I am just old school.

Though I work in Manhattan, I am flexible as to where my first deal may land me - Brooklyn, Queens, Jersey City, etc. 

I work in mid Town Manhattan and currently live in Queens, NY but am actively looking for a 2 family house to live and invest in towns of Jersey close to NY.
